The seller provided a home warranty. Does that mean I can skip the inspection?

Home warranties can be helpful, but they don’t cover everything. Many come with strict limitations that could even void your coverage, especially if pre-existing conditions are discovered later. A professional inspection before you purchase or move in can uncover issues that a warranty won’t protect you from, giving you a clearer picture of your home’s true condition and helping you avoid unexpected expenses down the road.

What is your inspection experience?

Michael Hammel has over 15 years of inspection experience and has completed over 5,000 home and 2,000 commercial inspections. Prior to getting his Texas Home Inspector's license he was a general contractor and licensed electrician.

What is covered in a home inspection?

Our inspections are thorough and cover every major system and component of the home. Structural elements include the foundation, grading and drainage, roof and roof structure, interior and exterior walls, ceilings, floors, doors, windows, stairways, fireplaces and chimneys, as well as porches, patios, decks, balconies, carports, cabinets, sidewalks, driveways, and fences. The electrical system is carefully examined, including the service entrance, panels, branch circuits, connected devices, fixtures, doorbells, and safety devices such as smoke, fire, and carbon monoxide detectors. We also evaluate the HVAC systems, including heating, cooling, ductwork, chases, and vents. The plumbing system is inspected from supply and distribution lines to fixtures, drains, waste lines, vents, water heaters, gas distribution systems, and even hydro massage therapy equipment. When it comes to appliances, we check the dishwasher, food waste disposer, range hood and exhaust system, ranges, cooktops, ovens, microwaves, mechanical exhaust vents, garage door operators, and dryer exhaust systems. In addition, we can inspect optional and ancillary systems such as landscape irrigation, swimming pools, spas, hot tubs and their equipment, outbuildings, private water wells, and private septic systems. Finally, we also provide a Wood Destroying Insect (Termite) Report to help protect your home from hidden damage (Level II and III Inspection).
